Cover your stored items with plastic or similar material. The all metal construction of the buildings may cause condensation droplets. Store items in plastic containers or covered with plastic.
Keep moisture sensitive items covered and resting on pallets or provide a plastic barrier between the floor and the items. Cardboard boxes, in particular, have a tendency to pull moisture up through concrete floors.
Put a box of rodent killer in the front corner of your unit.
Keep a detailed list of what you have stored in a safe place where you have other valuable documents. Be sure to store frequently used items at the front of the unit to avoid having to search for them.
Keep to a minimum the number of people who know what you are storing and where.
Make payments ahead of time to avoid late fees and other charges.
Keep an extra key to your lock in a safe place in case you lose the one you have.
Every time you leave your unit check the lock and door to make sure it is properly closed and locked.
If the unit needs repair, contact American Family Storage immediately.
Wintertime tip: Owner provides snow removal in the main driveways, it is Occupants responsibility to move snow from storage unit door.
Speed limit at facility is 5 MPH. Please use extra caution when backing up and turning corners.
For the safety of all, no play or horseplay is permitted at the facility. Children must be under adult supervision at all times. American Family Storage is not responsible for any accidents, injuries, etc. that may occur on the property.
No smoking allowed on American Family Storage property.
Purchase insurance for your belongings. Check with your homeowners or renters insurance to see what may be covered under those policies. Take pictures of valuable items in case your ever need to file a report with your insurance company. Insurance is available to purchase through U-haul when you go to make your 1st payment.
Do not store any food items in your unit, this will help to prevent unwanted guests.
Do not give your gate code or unit # to anyone who is not listed as having access to your unit.

VACATING: A 10-day written notice or text is required prior to vacating. DAY OF VACATING: Remove all boxes and trash from unit and off the property of American Family Storage. There is NOT a dumpster provided at American Family Storage. Security Deposits will not be refunded if unit is not broom swept out or is not completely empty.
Rent will be due on the same day of the month that you moved in. For example if you completed the paperwork and moved in on the fifth of the month your due date will be on the fifth of each month.
To enter the facility through the gate you must have your personalized gate code. To exit pull up straight in front of the gate and your car will activate the gate to open.
TENANT MUST PROVIDE AND USE THEIR OWN LOCK. We recommend the round disc locks.
American Family Storage does not provide insurance on the contents of the units. This must be provided by the Renter through their homeowners insurance or renters insurance. There is an option to purchase renters insurance through the computer program American Family Storage uses that is operated by U-haul.
No gasoline, explosives, paint, oil, live animals, illegal drugs or any other hazardous chemicals are to be stored in units. No sanding or spray painting or operation of any machinery is allowed in units. No open flame of any type is allowed.
Cars and trucks shall be parked so as to not block driveways while tenants are using storage units.
Minimum term is 30 days. No refunds if vacating prior to that time.
Renters CANNOT hold garage sales or auctions of any kind on American Family Storage property.
Hours of Operation are 6:00 A.M. to 10:30 P.M. No Exceptions. The gate will automatically lock down during non-operating hours and your gate code will not work.
Owner may change the Rules and Regulations at Owner’s sole discretion with thirty (30) days notice and posting the changes on Owner’s website, without regard for the term of this Agreement, so long as the revised Rules and Regulations apply to all Occupants and are made for the appropriate and efficient operations of the Facility. Occupant’s payment of monthly Rent for the next following period constitutes acceptance for these changes.

We do not mail monthly statements.
A $15.00 late fee will be charged if rent is not received by 10 days after the due date: and a $25.00 late fee will be charged if rent is not received by 20 days after the due date.
A $30.00 fee will be charged for any checks returned from the bank.
If rent becomes 10 days delinquent units will be over-locked
If rent becomes 60 days delinquent a letter of intent to auction will be mailed to Renters. If rent continues to be unpaid, a date for public auction will be set and Renters will be notified by certified mail. The delinquent account will also be turned over to collections.
We are required by law to advertise the selling of the delinquent unit, this will consist of the Renter name, inventory of unit contents and date, time and location of sale. At the end of the advertising period the sale or disposal of unit will be held on the day advertised.
Rent is overdue 10 days.
Rent check is returned by bank.
Renters will be charged $20.00 for each over-lock occasion.
In order to regain access to units after over-locking, tenant must pay balance owed in full by money order, certified check or credit card payment. A current address and phone number is also required.
OVER-LOCKS WILL BE REMOVED WITHIN 2 BUSINESS DAYS OF FUNDS CLEARING TO OWNER’S ACCOUNT. HOWEVER, IN RARE INSTANCES IT MAY TAKE LONGER. PLEASE PLAN ACCORDINGLY.
